Hurricane Season is Coming: Are You Covered or Just Hoping for the Best?

As hurricane season approaches, many Florida homeowners are stocking up on supplies, trimming trees, and reviewing their policies. But even the most prepared homeowners are often blindsided by coverage gaps they didn’t know existed — until it’s too late.

Two of the biggest coverage gaps to watch out for are:

1. Ordinance or Law Exclusions

You may assume your insurance will pay to replace whatever is damaged. But if local building codes have changed, you might be required to upgrade your entire roof — and your policy may not cover those additional costs.

Here’s how it works:
If your roof is damaged by wind or water, county code may now require hurricane clips, peel-and-stick underlayment, or enhanced drainage — not just where the damage occurred, but across the entire roof system.
Unless you have Ordinance or Law coverage, your policy may only cover the repair, not the code-mandated upgrades.

What to look for:
Check your policy for the words “Ordinance or Law” under the exclusions section. If it’s listed, call your agent and ask whether you can add this important coverage before hurricane season starts.

2. 1% Matching Exclusions

This one catches a lot of homeowners off guard.

If only a small portion of your siding, shingles, or flooring is damaged in a storm, your policy may only cover the damaged section — even if the rest can’t be matched.

That means you could be left with a mismatched roof, patched flooring, or a two-tone exterior… unless your policy includes matching coverage.

The fine print matters.
Many Florida policies now include a “1% matching exclusion” or “cosmetic exclusion.” This limits what’s covered to just the physically damaged materials, ignoring whether replacements match in color, style, or quality.
